[FONT='Verdana','sans-serif']Just been looking at a kitchen and the guy wants a splash back 2.1 m2 in brick bond with 150 x 100 ceramics onto plaster...No window and just 1 socket.

Also he wants his floor doing which is 21 m2 with 400 x 400 porcelain (he mentioned the tile shop said they will need sealing) onto concrete. He has ripped 1/2 of the old tiles and adhesive up but has given up on the rest.
The half he has ripped up I’ve checked for levels and it is reasonably flat.
The shape of the floor is not square it as 3-4 L shapes in it. (If that makes sense)

Now here are the questions,

1. How much would you estimate for the brick bond splash back?
2. What would you do for prepping the floor? And how would you get the old adhesive up? (It looks solid)
3. How much would you estimate for prep work?
4. How much would you estimate for laying the floor tiles?
5. What adhesives and grouts would you use?

Sorry for all the questions. He wants a breakdown in price.

I would appreciate any advice

Thanks guys

Monty, if it was me I would be looking at day rate for the splashback. As for the floor, bit difficult to assess without seeing it, but again day rate for lifting the rest and prepping the floor. It may be easier if the addy residue is pretty solid to just go over with levelling compound.

For adhesives, i would use either spf or a rapid set flexy, along with flexy grout suitable for porcelain.

I don't know what matrials you can get but BAL or Ardex stuff is very good and Mapei Ultracolor Plus grout is brilliant stuff.

Pricing is area and reputation dependent so I am not going to comment on that.

Thanks for reply Grumps..

I've never used slc:huh2: ...Is it easy to work with? Going of the adhesive what is down i would have to raise it 5-7mm? How much would i need and is it expensive?

Or do you think i will be better hiring a sds drill out?

I've only done a few jobs and used bal products on all of them which i buy from topps.

Thanks.

Monty, you would be better to remove as much adhesive as possible really. Not always practical though. 5 to 7mm residue is quite a lot and I would be inclined to get rid of it if I could. BAL have 2 leveling compounds, Multibase and Acrybase. Acrybase is a 2 part mix that can level up to 10mm without chippings. Multibase is mixed with water and will level up to 5mm without chippings. I have only used multibase currently so can't comment on the acrybase. Multibase will do the job but you will need to put down 2 layers. Basically you mix it up, pour it out and spread with a trowel. I then run over the top with a long straight edge (plasterers float) to try and get as smooth a surface as possible. Not quite as easy as it sounds but when you get it right, it gives a good surface to tile on to.

I don't know what Topps would charge but I pay about £20 a bag. You would get about 5m2 at 3mm thick per bag so you would be looking at 4 bags just for the first layer. Acrybase is more expensive but you may well get away with using less of it as you can lay it in one go so there would be less waste.

As for hiring an SDS drill, it can be cheaper to buy one!

You get about 30-45mins in the bucket, and it is walkable in about 3hrs depending on temprature. You would need to wait til you can walk on it obviously to lay a second layer if needed. You can tile after 4 hours from laying final coat.

As for timescale, it depends on how much work you want to put in removing the old adhesive. Just for laying the SLC I would give yourself a day and then anticipate tiling the next day. I did this with 2 coats, 1 coat in an afternoon and the second coat the next morning and then laid the Ditra in the afternoon. 17m2.

Down here that job would be a good little earner for me

I'd charge

1. $200 for splash
2. $20/m2 to rip up and prep floor pus $15/tonne cartage for removal
3. $70/m2 for 21m2 of 400x400 polished porcelain

$200
$450 with removal
$1400 lay tiles

Total $2050 plus 10% GST

Just half the amouts for local currency plus taxes
and allow 4 days tiling and grouting but I'd push to get done in 3.

Come on....where's the pricing crew.. I've said i would ring him with a estimate at dinner time today so come on guys how much would you charge??

Cheers
Monty, if you have doubts about any pricing issues you should just estimate how long the job will take you to complete. Add on any relevant materials and the amount you would need to earn ,to meet your own needs, and thats the price.

The tiles have already been ripped up mick just 10 m2 of old adhesive still stuck down..What is the sealing process? Do i lay the tiles grout them and then seal or do i also seal them before i lay them? And also does this add much time to the job?

I'm thinking of estimating,

1. £150 for splashback
2. £35 m2 Floor = £735
3. £150 to prep and self level floor

Total = £1035

Does this sound ok? Do you guys include adhesive and grout in with your price or estimate pluse mats?

Cheers

I was going to price it that way murf.....but I'm not to sure how long the sealing process takes and also never used slc so not sure how long it will take me.

How long would you allow yourself to do it?

Monty

I usually lay grout polish then seal the porcelain with a good quality impregnator sealer. I use a lambswool aplicator to apply. If you feel more comfortable you can lay seal then grout then seal again after grouting. The reason i seal last is that I only have to do it the once so it saves time and money.

I would be happy with that price If I were doing it. 4 days will still have you covered and to get it done any quicker would be a bonus to you.

I always allow for addy and grout but sealer is extra because it can range in price down here from cheap and nasty to expensive quality stuff. I merly point the client to the higher end products and explain the reasons why.
