What is the best for tiling a new build flat? We do not like carpets, but are lost between good quality vinyl and the sheer good looks of stone. The flooring of living room, hallway and both bedrooms needs to be done. To keep matters simple we would like one flooring throughout. The flat has water pipe based underfloor heating, run by a combi boiler. Initially we thought Quartz (white starlight) would look great, but doubts are raised about its suitability with under floor heating... (see elsewhere in this forum). Granite and Marble are maintenance expensive, plus will get quite cold in winter times ...

Would consider Amtico vinyl tiles, but IMHO they appear over-priced....

Any advice appreciated.... Thanks...

Hi you shouldn't find any problems with UHF and Amtico or Amtico Spacia we have been installing this for years. Watch the prep though you need high temp adhesive over a decent screed floor, or ply and screed as required - like lots of these products the best finished result is always from good preparation - there aren't any shortcuts. Check out Amticos own website who will refer you to a few local suppliers and installers. BTW Karndean' s also okay but the popular misconception is that it's cheaper - it's not that simple. The trade off is in the warranty Amtico Spacia is 20 years, Karndeans starts at 12 and 15 years for products cheaper than Amtico so it's worth doing your homework as to what you actually want to see. After all everything else on the installation will cost the same (screed, ply glue, labour etc) so the overall price diff between a full install on different ranges might not be as much as you think! Good luck!
