Good stuff mate (apart from Roland rat!). Was that a days rip out?
Yeah mate, started this morning, ripped the lot out, one of the joists is rotten so that's first on agenda tomorrow! First fix plumbing, get floor back in and will need to baton and level ceiling. 120 mile round trip this one too!

Update on bathroom refurb, started on floor, several joists had sunk over years so got jack from van and lifted them back level, fitted noggins between them. Sorted all plumbing out, floor glued and screwed, still to be done with hardie, shower cable and pipe raggled into wall, ceiling was running off about 30mm so battoned and levelled, sheeted with plasterboard and tidied up.
