Cheap New Builds?

going to look at a new build next week, apparently build with no bathroom or kitchen fitted. They don't even fit double sockets in the kitchen until the customer says fit 6, then they get charged! Is this the 'affordable home', way now.
Anybody come across this before?

Seems a bit stupid with the sockets...I can imagine how they will install the wiring...holes..lol..

But i suppose if no kitchen is in or planned then sockets can't be fitted as the customer might choose a design that won't suit the socket lay out..

who's the house builder John? but to be honest, I'm not surprised. a friend of mine has just bought a new build house in Hampshire and he was shocked as to how much the optional extra's would cost him. the basic build was even less than a standard he thought he was getting :mad2:

I have known that the kitchen wont get fitted due to the builder having given the buyer a choice of kitchen styles but as for the sockets ...no.
I have had builders that dont install kitchens or bathrooms and sell like that.

Early 70's they didn't put the bathroom suite in or tile the bathrooms and kitchens until the house was sold!
Then the customer had the choice of Textured Vein or Vanity Fair in 5-6 colours.
IE Blue Vein with blue bath. Pink Vein with pink bath, Yellow Vein with yellow bath etc.
Of course I once tiled a house with 2 bathrooms on a new estate, the intended customer choose Donkey Brown tiles for a Pink suite and Black tiles for a Yellow suite - Unfortunately they pulled out of the purchase and the builder had to take all of the tiles off!

Friend of mine moved out to Malaysia, she bought a new house. It’s like a mansion, luxury. That was a year ago. The main house was up and the basic walls in but not even any coverings, like stud walls without dryliner or anything. You go and sketch out the internal layout of your house and they finish it off exactly how you want it. She was back here for 6 month before moving full time out there. They had a site manager who speaks perfect English managing all the trades, loads of people on the job, the place got finished in 4-6 months with pefect marble floors and stuff everywhere, even landscaped gardens, the whole lot done on time to cost and each day she could see the everything updated on a website with pictures - and exchanged long emails with the foreman builder. We have so much to learn.

Bit of a funny one really, the missus works for persimmon selling new builds,

They used to not put anything in until the house was sold and the customer had chosen the kitched, bathroom suite etc, but bear in mind they used to sell the houses off plan so they were always playing catch up.

Now they have loads stood empty, so some will have had the stuff chosen and fitted, because basically, theres nothing else left to do and the house still hasnt sold.

My missus has to choose what kitchen etc goes in if the build reaches that stage but still hasnt sold.

Alot dont come with showers as standard, or stuff like carpets, or even grass in the garden.

Theres quite a bit of money in the upgrades, as much like a main dealer car garage would, the house builder sells them at a premium, everything is twice the normal price.

The house were in now was a new build, but was finished and stood empty so our kitchen etc had already been chosen, they used it as a show home for a while as well so we got grass, carpets, a shower etc.

The new build game is very different to 5 years ago. Persimmon for example, on smaller sights, would often have sold most of the houses on the site, off plan before the first one had even been finished.

On the Barratts site I've been working on the tiling's not done until the house is sold and the buyer makes the choice of tile type etc, leaves things a bit tight for handover

You guys have just cheered me up, I thought I was the only one on the forum that fixed this stuff. Glad to know even though I am probably the oldest fixer on here. Its not by that much. Chicken tiles:lol::lol::lol:

So the home owner is paying for it? This seems like a risky strategy as they can't own the property yet (unless paid for in cash). Because you can not get a mortgage on a property without a kitchen or bathroom fitted (can be very basic), so if they pay for this upfront and the sale falls through for any reason they would be a fair few quid out of pocket.
