Help with a quote.

Hi all, i have to do a quote to tile the kitchens in a block of flats. I'm not sure yet on the exact number but it's somewhere around 20. There is 2 designs of which both the floors and splashbacks need tiling. Each kitchen 12.5m2 or there abouts for splashbacks and floor.

I have also got to cost in the adhevsive (£16 bag) which i think each kitchen will require 2-2.5 bags and grout. I thought about allowing £50 for these per kitchen. I think i will comfortably do a kitchen in 2 days and quicker as i go along. However, i don't know what tiles they are at the moment

I was thinking of £400 to £450 per kictchen. What do you guys think? Obviously, guaranteed work for 7-8 weeks and in the current climate and i really need this job as it's gone really dry of late. Any advice would be much appreciated. Cheers.

Err thats 20 flats not tiles.

Depends on area you are working in mate. If you are doing subby work for some contractors I know they would be looking at £350 max and that includes materials. Some might pay you £400 most subby work is £15m2 -£25m2 for normal tiling labour only again depending on area might be more.

Way the work sittuation is better going in sensible rather than greedy and you might pick up more work from contractor.

I would probably aim at tiling three kitchens in first week tile all three first and then grout all three at end of week. You will soon rattle through them and if you aim at three you can then bill for say £1050.00 or whatever price you agree.

If you do get job and are supplying materials make sure you divide the labour and the materials because if you dont you will be taxed the 20% on your materials. Some guys I know have very expensive materials

As sub work mate i would honestly say that there is not a chance of getting anywhere near £450 for a 12.5sqm kitchen. I reckon you could be looking at knocking about £200 off that price. There no way you can get the walls and floors done in one day?

I have just found out the flats are to be tiled are on an individual basis as they get sold. So this means different tiles and obviously some weeks i'll get nothing and others maybe four or five. Really need as much help on this guys as i've not really done anything on this scale, cheers....rick:huh2:

Do you know what tiles are to be used or will they be chosen buy the house buyer. You could end up having to lay stone or porcelain so you could be out of pocket if not careful.

Also, will the buyer get the option of UFCH etc?

Hi spirit, builder is allowing £20m2 for the tiles so they'll not get much natural stone for that. UFH is buried in the screed already. I think if i only get 2 flats a week surely i should price more than doing say 1 a day, or am i wrong? Like you say natural will take longer will sealing coming into it,

i would try them on £20 quid per meter then you will come out at about £300 per kit.Also you should pick your speed up if they are all the same spec and 12.5m2 is not a lot of work for 1 day mate unless its a horrible spec .my reconings you could be on a grand a week no probs if you got stuck in.also get yourself some bal greenstar or topps own brand for the walls that could cut the costs on your materials .if you go in too high chances are you wont get it but then again i dont know what the materials or spec is like .best to go £20 on ceramics or £30 on a simple spec with naturals but i doubt it will end up being naturals anyway.

if it was a normal domestic then around £350- £375 imo,but as its commercial i would price it ar £18m2 plus materials or£22m2 inc mats.

They will if they go to B&Q. Also the buyer may be allowed to pay extra by the builder to choose a better tile. It would be worth specifying in your price that it is for ceramic tiles only, to cover yourself.

Don't be putty in the contactors hands though. Keep a firm price, and have reasons why it's that price as that's what it comes down to. You want x for labour, you don't want to have to measure twice - if a customer changes tile size or options or layout or approx border height etc - you want it to be in and out and you'll work with him say, but obviously if it isn't going to be at least x per job it isn't worth it for you right now.

Get some nice documents together, search for the forums for spreadsheets and suchlike and you may find some tips too.
