Hi looking to laying 10m2 of tiling in kitchen extension, flooring is t&g chipboard. I have an access hole in the middle of the new floor 730x600mm, the tiles are 450mm black porcelain tiles.

Can you help with the following;

• should I lay 9mm or 12mm plywood on top of the chipboard?
• what should I seal it with?
• whats the best flexible adhesive to use and how much do I need?
• where can i get an access hatch from (budget up to £250) or what are the alternative methods I don't want anything cheap given its location.

Is there my deflection in the floor? If not you you overboard with hardie and do away with the ply. Most builders merchants cn supply manhole covers with recessed lids that you can tile

no deflection, the floor is solid
