price per m2 and wastage

when your pricing a job on a m2 rate do you include the 10% wastage in your price...

for example..... 20m2 floor....10% wastage......do you price the floor at 20m2 or 22m2...

I would price your example for 20 m2, I don't think it's fair for a customer to pay for tiles that aren't being fitted, plus you only need addy and grout for 20 m2 so you would have to give a reduced price for the extra 2 m2!

For a 20 metre floor that needs 22 metres of tiles to complete. I would charge for 22 metres.

Andy right or wrong, I always price including wastage, 20m2= 22m2 handling/ cutting etc. Just the way I have done it for the last, God knows how many years, doesn't always work with builders though when the QS. gets involved.

The way I see it , we have to carry tiles to area cut/ and lay, so if we carry/cut 22m2 then that is what we should be paid for.

im the same as you bri, but it was something i pick up on in one of kiltys post the other day, i can see there way of thinking, your handling and cutting the 22m2 so why should you not get paid for it.......looks like im going to be up 10% too from now on..

It's not often I charge by the metre but the next time I do I know I'll be charging a bit more!

i don't charge by the metre, i just work out how long the job will take and what it entails. i suppose with large jobs you have no choice but to work out a price by metreage

But it's not a 20 metre bathroom, it's a 22 metre bathroom. There shouldn't be any mention of 20, as that wouldn't be enough tiles.

This is an old thread but a good one,

I would always charge 22m2, extra 10%,

as soon as you have to cut a tile then it takes you longer to cut & fit that tile than it would for you to fit a full tile.

Neither did I at one time Charlie but consider that the waste from a tile needs man handling either from a cut tile or carrying boxes to the area where your working...

I work a job meterage and then day rate plus materials, and see which is the best price for the job, but sounds like my prices m2 have gone up too!!!!

If it's 20m2 and you say get more for waste the customer often only gets 20 anyway and 'forgets' about the wastage, so why not say 22, no confusion.

I normally charge for what is laid if its straight forward job but if there's a lot of cuts and messing about i will charge the 10-15% on top. I'm in the middle of a bathroom at the moment and was that board i counted all the full tiles on the walls 57 and there were 114 cuts and i still got all the bottom to cut in and a load of boxing in to tile, so alot more cuts to do yet

Same here Robson, by default you still have to handle the tile.

If you think about it you should actually charge for handling 22m + time for cuts.

Ever heard of a solicitor or an accountant not charging for 15 mins when doing 2 mins work. When they allocate time it is usually in blocks of 15 mins and thats what the client pays for, unless anyone knows different.

We all do things different there is no set rules just whatever works for you
