Stain on External Porcelain Tile

HI Folks,

Having a real nightmare with a tiling project finished a few months ago.

Have a stain that when cleaned with tile cleaner, reappears have getting wet.


Base is 8 inch Screed, with reinforcing feathers in mix.
Has Ardex external levelling compound over the screed.
Used Ardex X78s external Adhesives.
Ardex FS Grout

Laid on full bed adhesive.

Tile where stored outside over winter in the cardboard boxes before laying. Boxes got wet.

The stain looks like very light oil but not with the associated colours you would expect with oil and water.

Could it possibly be something coming up from the levelling compound or adhesive???

Would using brick cleaning acid be advisable?

Any advise greatly received.

Wouldn't be from the adhesive or levelling compound, as a porcelain tile should be impervious.

Here the picks. Spoke to ardex and they reckon its the grout residue in the surface of the tiles?

Is that the only point that that is happening ?

I would say its on about 70 to 80% of the tiled area.

Then , to me it looks like it could be grout staining.

Have you tried a cement residue remover ?

Have use tile cleaner ssupplied by tile company. What cleaner would you recommend? Is brick cleaner to strong if diluted?

Looks to me like a cheap tile........thin glaze, and the grout washing has got under the glaze.

dont think grout residue would look like this .

i know porcelain is meant to be non porous but maybe this is an acception.
if there is no membrane underneath then moisture will rise at some point and try and come through joints first.
could eek in to sides of tiles .
seen very similar marks on stone which of course is porous
