Hi all, i have a question regarding pricing some sub contract work: consists of 30 new builds tiling bathrooms, 2 side full height on baths with shower over, 800/800mm shower cubicles, 600mm backsplash on baths with no shower over, single tile height splash above basins, full wall at 1/2 height on walls with basin and WC on same wall. Substrate is skimmed pb, all i know about tiles is they will be from the johnson 2012 range but i'm guessing fairly basic ceramic. there are details i need to check but what i'm after is a rough m2 rate i should be quoting, i need to supply addy, grout and trims, there is no mention of Silicon, each house is approx 7m2 of tiling.

I have estemated that the lowest i can go without cutting my own throat is £18.75/m2 all in, how does that price sound to everyone?

My plan would be 1 house per day fixed and grouted. I normally get my trims for just over a quid for 2.4 lengths (plastic), adhesive and grout are specced as waterproof :mad2: but i'm quoting on bagged addy and flexible grout. The details i have been sent are quite vague so i need to ask a few questions before i can submit my tender, i just don't want to put in a price too cheap and work for next to nothing or a price too high and not stand a chance of getting the job. this sort of work is nothing new to me but submitting a tender is

I'm sorry but I wouldn't entertain this sort of work for that price. That's why I won't do site work. It's also why skilled men are losing out on good work, as the sites closed down the guys are taking work on for domestics at the above prices and you're never going to beat that.

I have to throw something in here as well, the main contractor will take 5% retention from your quoted price and 2.5% discount (thats normally what they ask for). They will release 2.5% retention on your final account, and your be lucky to get the remaining 2.5% back in 6-12 months. Im suggesting to you, to put a price in, of another 15-18%, and always make it more sensible. Also put a proviso in for NPO and non productive works.

Make sure you always put your terms and conditions into your quote, make it valid for 12 weeks, because if the adhesive and grouts go up in Jan, your going to be on the losing side. If you need any advice pm me.

depends on the builder, and make some provision for snagging, if the houses arent selling then they will snag you until they do sell. Johnsons ceramic tile ranges for new build are **** frankly, cheap biscuit and thin glaze, a lot of hassle these jobs. you shouldn't pay more than 89p+VAT for your trims or 5£+VAT for your super grip, speak to your local supplier about contract rates for your materials. Personally I dont bother with these types of builder any more, but its work if you have none. If they run a Green card payment system, really dont get involved with them!

Make sure you list absolutely everything you will be doing and supplying. You need to go in quite low to get the contract and then if they want metal trim you can show your quote was plastic so that will be more. If they want tanking and it wasn't in your quote then you can add it on etc...
As others have said though there will be loads of running about so £25m2 seems more like the mark. January is normally dead so it would be nice to have in the pipeline.
