Water damage ?

Hi all
Been to an emergency job today. Customer has a mains stop **** in downstairs loo just off the main hallway. The copper pipe had corroded & was leaking through a very small hole. As the toilet floor was tiled I started to break out 1tile to try & remove a section of pipe. Unfortunately as I did so it exposed more holes under the tiles. Due to a problem with external stop **** I can't repair the pipe until tomorrow

However by the time I left water was seeping from under the tiles in the hallway into the front & dining room (all at different heights )

The customer has sold the house & will be moving out in 4 months. What damage if any will have been done to the tiles ? I would imagine they should all be lifted & redone ?

Are the floors boards or screed....

All screed. When I broke through the tile it the bathroom it had been laid on top of another tile on top of screed. However due to the water from the pipe the concrete was dead soft near the pipe at least

The exposed above tile leak just today. But by the feel of the concrete below I would imagine awhile. The water had seeped under the tiles to the front room a distance of about 5 feet

Tile on tile:yikes:...depends on what adhesive was used on the previous first layer of tiles, the only thing is to wait and see if any tiles lift then that would an insurance job.

Customer is due to move in 4 months. Would damage show before then ? Might have to dig hallway up anyway to fix water main

As Whitebeam says would be an insurance job by the sounds of it its been leaking a while. Copper and cement don't go well together.

Imo the seller has a duty to fix the problem before they move how would you feel if you moved in to find your new house is (cant say the word).

Agreed. I have already advised her that even a temporary repair must be reported via her estate agent & that she may be able to claim. Too big a tiling job for me so may be looking for someone in Essex to jump in with me

copper pipe in concrete , mujst be protected. i hava had same problem, had to dig out pipe and repair, now is all good.
