Today I went to look at a kitchen floor to be done in limestone, its an insurance job and the insurers have sent their own builders but he wants to go from porks to stone so hes paying the difference himself. so far so good

theres a leak under his floor which is washing the support away under the floor causing subsidence.I went through the job with him and mention latex, he said no need as they are doing it. I queried this and he assured me that was correct and showed me the scope of works letter from the insurers

they are going to break up the floor and replace the split pipe, then vibrate the broken floor into the subsoil and latex

surely thats not right

he queried it with his insurers who have assured him that theres no mistake, thats how they do it now

Ive told him I cant price it as Im not confident that a limestone floor will hold up on a subfloor like that and as such I cant guarantee my work

as anyone else heard of this method and have I been reasonable in refusing a job due to lack of experiance of this method

I've never heard of it but I guess I left the game way before stones were cheaper and much more popular. I think you're right to hang back and not quote at this stage. But I'd not throw the customer away quite yet. I'd get in touch with the builders if you can and have a good chat about it.

Ajax might have heard of this before perhaps so maybe PM him too?

from what i can gather ther are going to dig out around the broken pipe then vibrate in what they have taken out and then screed over using latex,i have seen it done but depends on what sort of depth they are going too.

If am right in thinking they are basically going to flatten said floor and then put a fresh screed over the top,not to sure how sound it would be putting back in the broken bits ,but if it was me i would expect them to maybe concrete the hole and then screed, but as i said i have seen it done before where they vibrated the debris back in and topped up the hole using concrete then screeded it level.

Hope that helps 🙂

thers no mention of concrete or screed , its vibrate the broken floor into the subsoil (bear in mind this has been getting saturated for months) and latex over the top

They cant do that Mike, surely there will be no strength in the floor? I thought that all hardcore had to be crush and run/ MOT? not broken up flooring.
What depth will they be left with?

I cant get my head around it Dom. surely theres been a mistake somewhere

part of the spec missed out

Yes there was a mention of screed unless latex is not classed as a screed.

Like i said i dont know how sound it would be ,but i have seen it done (rightly or wrongly),i think you were right to voice your concerns, but you asked if anyone had heard of it and i had,so i replied.

It works ok for driveways and patios!

However I think they have missed off the screed over the top

It has disaster written all over it.. I would get more info to a DPM and structure soundness of this method.

I was very polite and explained my reasons for not pricing so ive left the door open and parted on good terms

he agreed with me and said I had reinforced his misgivings about the job and he is going back to his insurers so the job may still come back to me to price

another thing I mentioned to him was the drying times on the oversite and screed and it could be well into next year before it was safe to tile but that was before he showed me the letter

its a shame as it would have been some pics for my album at long last, I shall carry on pushing tiling and hopefully this time next year I will be where I want to be

Good call mike, let's hope they put their heads together and get the sub floor sorted correctly. Think i would have done exactly as you did and politely declined the job.
