building regs

hi all,i did a kitchen and 2 bathroom installations last month and the customer has requested a building control certificate,i wasnt actually aware i needed to supply this as no structural work was carried out simply new rooms installed

do i need this? cheers yall

yes sandy,the cusatomer has been difficult to say the least.

all rooms the same,he maybe thinks this is part of an install i shall have to find out

sure you only need building regs if you do any structural work to a house ie...knock a wall down ect

Probably a bit worried about certification when it comes to selling. A quick call to the local planning dept should sort it out.

No certificate needed in Scotland. You can even remove non load-bearing Walls without permission now, but always best to ask first......

To my knowledge it is only required for some electrical work, gas work and any major/ structural alterations.

I know you do alot of work in the city mate, was this job in a listing building?

hiya kris it was ajob in east lothian,not a listed building

he has asked for a building control certificate in relation to the electrical work/ i used an electrician for it who says he doesnt need a building control warrant for changing kitchen appliances?

Is this the same client that wanted the tiles changing ?

To the best of my knowledge mate, the lectrician would be able to sign off the work if he is part of SELECT or NICEIC for example then he can do self certified compliance himself anyway.

Providing the electrician is fully certified then I imagine he would know best.

IT should all comply to building regs eg new showers should have extractor fans and any adjustments to waste pipe should comform to all water and buidling regs. Problem is NO ONE bothers with it. The electrics should have a ticket as kitchens and bathrooms and deemded as special areas (as are downlights) and any electrical work should be certified. That how it is down here but not sure for up the road

Some local authorities insist on building regs if there are changes to water systems as you need things like non return valves, extractors in showers and u bends and the like where there is risk that foul water can contaminate potable water. I believe if any electrics are done in an area where there is water, a bathroom for example, you would need to be part P qualified or have the building inspector sign off on the work. Other than that buidling regulations approval would only be required in the event that you actually do anything that could be called building. Re-fitting a bathroom or kitchen counts as decorating in the case of building control.
