floor question

hi
wen to look at a job in a new build today, two bathroom floors ,tiles near door have came up when something was dropped on them, so the guy is wanting to rip up the old tiles and re tile floors,
the tiles are down on the chip board floor, the adhesive looks to be well bonded on the floor, but i rekon the floor has some flex in it..
i cant rip out the chip board as the is to much furniture in the rooms and he doesnt want to change the floor levels too much.
any suggestions ?

when you say rip out are you talking about lifting the whole floor back to joists,

If you think the floor is flexing you have to go back to the joists.

yeah i was thinking that anyway, but its not an option for the guy, there is a small floor that is sound but that one needs all the adhesive chipped of the floor before i can sort that, . ten years ago i would have put 15mm ply over the floor and not worried about it. but you cant afford to do things like that anymore,

Why don't you give your client your professional opinion what you would like to do with the floor and most importantly why. Then if he says no, it comes down to you either walk away or say you will tile it but make him sign a disclaimer saying that the works are not guaranteed?

Just to say, the signing of a disclaimer will not hold up in a court of law, if you knew it was wrong and still did it, then that is all a court will conclude.. IMO.. the deflection could simply be boards are not correctly fixed , so worth checking all this before writing the job off.

yeah i am going to pop up and see him this week to discuss it with him, he is a good customer, i will have another look at the bathroom floors when i am there, the guys kitchen is gubbed to , you can see fracture lines the whole length of the floor as the guy tiled straight onto the chipboard down there to.
