id open up aston bathrooms...
id sell a nice range of tiles, bathrooms and wet rooms along with some bespoke items.

my aim would be to bring in 1 bathroom conversion a week.
some commission on the suites and profit on the tiles
and gain some extra tiling contracts.

it wouldnt have to rock the world, just be an extra out let to ensure some extra work and profile..

i would also like to sell on line tools and stock all the brands so that i was independant (if monti and sigma agreed) doubt it being proud passionate italians lol....

I would probably put it towards our property development side. At the moment we're trying to divide our own house into 2 dwellings. We've got planning but we're struggling as we're living in it.

I may use some of it to decant ourselves into rented whilst I get on with this place or just put it by for materials.

10k for the business, hmmm... I would attend loads more courses, not having to worry about the costs, nationwide and perhaps internationally, buy more tools I'd really like, and have someone finish off insulating my garage workshop properly so I don't have to do it. And for the rest I'd employ a decorator and landscape gardener, too, so I can just mosaic away... sigh....
