Thought I'd share some pics from one of my jobs... I was doing this one when I joined the forum

I wish I had some before photos of this one as it's one of the worst i'd seen, it was a 3 bed flat right on the seafront and had been sub let to a Chinese restaurant. Judging by the state of it and no less than 8 beds and 10 wardrobes in there, I can only guess as to how many people were living there. The place had been bodged up over the years and the wall had some of the thickest embossed paper on the walls I've ever seen and the kitchen had an inch deep layer of grease.

The flat was being done for the rental market, I convinced the customer to spend a little extra money on the finish rather than go for a cheap makeover as I've told her you get a different type of tenant and people treat properties nicer when it's spotless as they don't want to lose there deposit. The estate agent told her she was mad as it would get ruined and the very most she could ever hope for was £700 a month. She took my advice over theirs... Result - A retired single lady has just taken the flat at a cost of £875 a month.

A brief outline of works are:

New Windows and doors (UPVC Windows, Solid clear pine doors painted)

New kitchen (Cheap Howdens kitchen, Dune Tiles, White Star Addy, Stone Coloured Mapei Ultracolour plus grout)

New flooring (Good Quality underlay and carpet colour matched with walls and 3 strip engineered oak floor)

Complete redecoration (Dulux Egyptian Cotton and Swansdown walls, Dulux Satinwood woodwork)

Knock two rooms together to create lounge dinner (large club hammer:lol🙂

Re-Tile bathroom (Dittra matting floor, Wickes wall and floor tiles, Mapei D2 addy, Ultracolour Plus grout)

New gas mains and a million other jobs

Thanks Dave... I've just noticed so I better point it out, I didn't move any of the sockets in the kitchen as she didn't want them moved so whist it was uncanny how they hit the centre grout line, I would have centred them so they were symetrical either side of the cooker:smilewinkgrin:
 
oh and one more thing:lol:, I used Schluter-Jolly tile trim in the kitchen which looked fantastic with these tiles
 
You made a silk purse out of a sows ear CC:thumbsup:

Did you cover most of the works

I did all the works except the carpet fitting (but I spec'd it) and I did have my decorator in with me for a few weeks doing some prep to move it along:thumbsup:

That is a fantastic job. The kitchen tiles are really nice. Are they Dune tiles?

Edit: Ahhh, if I read properly, the answer to my question was there :lol:

Thanks mate, The gas inset fire itself was already there (not the surround) and she wouldn't let me change it, I so wanted to put a staineless steel one in, I think it was one of the only things in the flat that I didn't change and feel the colour let it down a bit.
 
Great job, can tell you take great pride in you work. Shame, as you said about there being no 'before' photos
