Hi all,

Just got back from having a look at a job and could do with a bit of help to see what sort of price I should put in. The customer found me via this website and has checked out my profile and website before ringing me. He knows how long Ive been in business and read a couple of reviews on another site. He wants a fixed price not a day rate which is fine, as this is a complete project using a few things I havent done before Im definatly going to be taking my time to get it right first time and leave it looking perfect.

The job spec is as follows the room is empty, pipes capped off under floor.

Construct stud wall to cover soil and ventilation pipe and shower pipe work, cistern etc.
Install new bathroom suit and power shower including pipe work.
Board floor 25mm ply
install wetroom pre formed tray
Tank/waterproof the room
Instal Underfloor heating
tile 10m2 floor in ceramic
tile 30m2 wall in large format ceramic

Customer is supplying all materials this is for labour only. My first wetroom and UFH so bricking it but if I take my time and dont rush I can do it well and would be a real acomplishment and hopefully encorouge other customers to let me loose!

Any help on a fair price for London would be much appreciated

I did explain that a spark would be required to wire up UFH. Just trying to get a feel what others would charge. Looking at my first post it looks more straight forward than it looked onsite. I will get photos before and after if he wants me to do it.

I was a bit thrown that I had been researched by the customer ( he knew more about me than I did! ) He said hed fell out with original builder which concerned me abit as well.

Depending on where abouts in Surrey you are I'd be looking between £2000 to £2500.

Are you doing the plumbing yourself? I'd be wanting £800 for a full suite plus shower. Tiling wise £25 - 35 m.sq isn't unreasonable around here - depending on walls and complexity. Then day rate for the other prep work.

When you say customer is supplying mats does that include all plumbing mats, tanking, plasterboard and timber? If not make sure you allow for it, and if boxing in of pipes is going to be required allow for that too! Assumming shower is elec that will also need a sparks :thumbsup:

It is good that he did check me out. Me being suspicious suspect that he thinks im still a bit green so he can get me cheap hence me now doing my homework :smilewinkgrin:. I do appreciate being given the chance to do a project of this size and realise Ive not got years of experiance but I will work hard, take great pride in my work so he will get what he wants and hopefully so will I.

I will update this post and let everyone know how this pans out.

constructing a stud wall to cover the cistern will be tricky unless the cistern is specifically made to be in a stud wall? a specially made unit with a built in cistern would be tidier. also surely the whole room won't need tanking? just the shower area.

The cistern is made to be hidden behind a stud wall and the soil stack and several other pipe runs are to be hidden behind it aswell. It is a wetroom so I think it warrants complete tanking at the least all of the floor and wall areas by the shower will need tanking as it will be a powershower. You can bet that if I dont water will find its way to the bit that isnt tanked.

I make it £2600, but, and no offence intended i have been doing this a long time and know how long it will take me and what im doing. Just because others give you prices doest mean thats what you should be charging.

You said there are a few things you havent done before? Is that the bathroom fitting or the boxing it etc? I dont know what you do/did so without sounding judgemental do you have the adequate insurance to do all of the work?

you will need to leave some sort of access to the cistern for maintenance. a lot can go wrong with the cistern i.e. blockages, washers or diaphragm failures. only time i've seen a cistern completely behind a stud wall is a public lavatory and then access is gained from behind the wall. the customer doesnt want to be taking the tiles off in 12 months time! and yes, any area that is likely to get wet from the shower will need tanking. as for the price i wouldnt have a clue without seeing it but sounds a big job. good luck!:thumbsup:

Thanks everyone for the advise. I do have insurance to cover all the work needed. The two things I havent done are the UFH and hot water loop circulator? (schematics to be supplied). The customer has got someone who claims to be able to do it in 2 weeks for £1800:yikes:. I may bow out gracefully on this one as customer seems very fastidious and is emailing lists and lists of extras already. Im happy with the wetroom, tanking tiling and bathroom installation side of things its the customer Im feeling a bit uneasy about. I cant help thinking he will find a fault somewhere and not want to pay regardless how well I do it. Also being a one man band I didnt want to give a 2 week deadine as I wanted to take my time and deliver a perfect finish. It looked like a great oppotunity at first but now seems a bit suss. Am I being paranoid or should I trust my gut on this one?
