Problems with underfloor heating

I have a large area of tiled floor in my hall, cloakroom and dining area which was laid six years ago as part of a much larger extension and refurbishment.
The grout has started to degrade across much of the floor and many of the tiles are loose having become completely detached from the floor adhesive. Is this normal?

Can you explain some more as to what tiles they are and what substrate you have...what adhesive was used etc etc

Six years is a long time for the tiles to start lifting, do you have any reccolection of what adhesive and grout was used..............

:welcome:no not normal at all. sounds like you will have to have this floor replaced . there are a number of things that could have go wrong . you may be covered on your builing insurance for this !!

The substrate is marine ply (architect specified thickness) over wooden joists. The tiles are 400x400 Marazzi ceramic. Not sure what the adhesive was but is white and none of the loose tiles have any adhesive attached to them, only to the floor. The underfloor heating is part of our gas central heating system and again was installed according to architect's spec. The tiles were v expensive and I can't face taking up the whole flooring which runs to about 25 sq m. Would building insurance cover something like this?

If you have lifted a tile to check the adhesive, is there any dust sticking to the addy on the floor which may have come from the tile.......

Was the addy a full bed under the tile

Thanks for your reply. I'm not sure what addy is but there was no dust under the tile....the adhesive had been troweled on to a reasonable thickness and was completely solid but the underside of the tile was completely clean and free of any adhesive.

If you wipe your hand onto the back of the tile does it leave a colour/residue on your skin.

Do you know if it was a cement based addy

Thanks...no there is no residue from the tile. I don't know what the adhesive used was....

Bit far for me to have a look...........

Obviously the tiles have debonded but sounds like they have never stuck to the addy correctly in the first place.

The only other thing is the adhesive, there,s only one other option to check is pour some warm water on addy, let it soak, then a little bit more warm water if it becomes soft it would probably be tubbed gear, just another option
