My flat has just come empty, and the guy who was renting is cant understand why i did not give him all of his deposit back, even though i gave him a list that included...Washing maching, two electric storage heaters, 3 window blinds missing (All new 6 months ago when he moved in) Big hole in carpet (New 6 months ago) that his dog chewed (No dogs under the tenancy agreement)... and a few other small bits.:mad2:

Thought he was joking when i explained it all again to him :lol: I think he has got the message now!!!

Yes it is..This is the first problem i have had in 6 years. I have 3 properties i rent out. Just come back from the flat had to put a new ball valve in the toilet, and one of the imersion heaters in the hot water tank had been messing about. So just drained it down removed both imersion heaters ready to replace with two new ones next week. Easier to get these things sorted while the flat is empty. I have a new tenant moving in on Dec 1st so i will get these little jobs out off the way.

Used to look after a property for a guy working abroad. After the last tenants he stopped renting as it wasn't worth the hassle.

they signed a 6 month lease and moved in after a major refurb. A month later they reported maggots - 3 on a sunday night. Visited Monday and put insect repekkant around and in the loft as they were conviced they came from the loft sealed the trapdoor. Tuesday reported flys. Thursday pest controllers in to treat for cluster flies. Friday tennats moved out.

Asked for bond back which I refused. It was lodged with a bond holding company and they refused to even go to arbitration so it has sat the in the bond companies bank ever since.
