I am a novice and know very very little about this subject, but I want advice how to clean and restore an old terracotta tile floor in my entrance room that hasn't had anything done to it for at least 20 years(other than washing with flash). When it's wet the colours look great but it soon returns to it's dull state when it dries. Not sure how it has been treated before that but I think the floor is 100 + years old and has potential to look beautiful as it is a mosaic of different coloured tiles (they might not all be terracotta as one or two are black). These are very porous and absorb water left on them very quickly.
I have been told there are two methods....oil based and (synthetic) water based. I'm tending to think the water based is much to both do and maintain but would like confirmation that is true. Are there any advantages to using linseed oil/ wax over the synthetic method?
Also, which synthetic products are best to use? I've read about Aquamix on a forum. Is this the best? Should I use the sealer and coating remover and then coat the floor with the enrich and sealer? How many layer would you recommend and how long should I wait between coatings.
