I think it all depends what you're like for work and labour.

If you need it to keep your lads busy then you have to go in tight to win it - if it's right what Gary says then about £17m2 sounds the average rate for your area:thumbsup:

But if it's just 8x4 ceramic walls in toilet areas then it's a doddle job, so go in at £15 to win it:thumbsup: Possibly allowing a few extra hours on top for loading up:thumbsup:
