If you decide to go for Amtico or Karndene, you won't need to do much to the floor, other than fit some 6mm ply. Having fitted both in the past, I can say that they are great products and extremely hard wearing. If you want tiles it's a different ball game. The floor would need to be prepared properly and will be more work.

I am having the extension tiled (underfloor heating) but am leaning towards amtico / karndean for the upstairs bathroom as it is warmer to the touch. I was going to lay 22mm chipboard (probably Egger board as it is vinyl coated against moisture) I am now considering 18mm chipboard with 9mm ply on top to accept amtico. Should this result in a solid base? I want to avoid 22mm chip board plus 9mm ply due to excessive height

Perfect Tiling

Why don't you put down 22mm chipboard so you can put down 6mm ply for the amtico. It will be within 1mm of your other option of 18mm with 9mm ply. Put in extra noggins while your at the framing stage...this way if you ever do decide to go for tiles you can take up the 6mm ply and replace with 6mm hardibacker as yoursub floor will be solid. Also, if you want warmth why not get electric ufh.
