Brushed Limestone Free Length X 550 Wide X 20mm

Hi Guys
Got a project to price up for a February start. New build with a 50mm concrete base over UFH water pipes - will be 6 weeks old at least when I come to lay and the UFH tried out slowly in the proper manner. 70 square meters on the ground floor. Walls are cedar logs that will need cutting around to give a nice fit in places. Floor is very level so dont think I will need SLC. I know I need a good SPF adhesive, maybe an admixture , maybe a primer , flexi grout, sealant , maybe a waterproof sealant as we get snow here lol.. No curves all straight lines. I am just not sure how much I can lay in a day so was thinking price per sq mtr. This is Scotland but it is a high end lodge. The stone costs £33 a sq mtr. I would normally charge £30 sq mtr for ceramic/ porcelain but I know this will take longer because of the cutting and sealing. Maybe I will do 7 sq mtrs a day, so 10 or so days work plus set up and sealing?Any ideas welcomed!

I'd be looking at £40 per m2 excluding mats and prep. The big pieces are going to be heavy so you might want to factor in a labourer. If in doubt and busy go big😉

You will be advised to us a uncoupling membrane, and stone will need a good wash and time to dry between coats of sealer.
I would think you are not far of your estimate of 7 m2 a day (average) allowing for drying and sealing

sounds like big heavy stuff ..riven top will need sealing twice before grout or itll be a nightmare to washboy up..i would think 6 to 7 metres a day as base rate wouldnt be far out ...

Yea h hopefully not like laying paving slabs! Yes I reckon 2 good coats . Do you think I should use a white adhesive or grey? Client is thinking mid grey grout.

How big is the largest open area and are there any expansion/movement joints in the screed / perimeters and doorways ?

Is it a pourable cement based screed or readymixed/handmixed screed.

How old was the screed when it was commissioned ?

Hi Dave
Its the ground floor of a lodge , the biggest area is 7 m x 6m , expansion areas at walls and doors.

Pourable

Dont understand no 3 !

how long had the screed been laid before heating was turned on

Heating hasnt gone on yet but floor was laid 2 weeks ago - client is waiting 3 weeks then going up by 5 dgs a day apparently. He has had advice from everyone regarding this. I wont be tiling until he has had it up to temp and down again and we inspect for any movement.
