Maybe owner trying to clean up to sell? Put water down on the clay tiles and they expanded debonding from the adhesive?

Hi Phil, hope you are well. This looks like typical tenting caused by lateral movement (expansion) a perimeter joint is paramount with this type of tile. as the joints need to be tight to allow the module to work.

Sorry but I think a rip out is the only way forward.

If the house is for sale, pull it up and put some laminate down.
