Gary - im surprised at those saying not to apply anything. No we didnt used to either, however that was where that type of tile was used in more commercial or utilitarian situations.
Now they are used in 'show' locations I always apply - rightly noted Jay - impregnator. Typically Stainstop KF, prior to grouting.
Makes a hell of difference with some unglazeds', and keeps the problems such as you are describing at bay. I find it gives a much better finish to hand over and maintain.
Top seals are a different matter and separate. Some floors might be better with them, some not. Walls obviously not.
I think its the practice of impregnating you need to do here.

yes you get them / pains in *** / if shes been told by supplier to seal you could find it hard to change her mind (as salesmen know best not) might be time to just seal it then she cant winge any more :8:

This is the reason salesmen shouldn't give sh!t advice!! ( I don't mean this instance in particular, just in general :lol: )

Matt porcelain shouldn't need to be sealed as it isn't porous. Sometimes it can benefit from sealing to help with cleaning grout off. Any sealer you put on it would only be topical so if it had enough wear, it would need re-doing

I don't see how sealing it would stop the marks from a hard water area. I suppose it may make it easier to clean the marks off, but it wouldn't stop them
