Cutting around pipes, best option?

At 40mm the whole pipe AND value will slip through

As you can see a neat hole. Some people have filled the gap with grout but its quite a wide hole. Also if you CAN remove the valve then you will get away with a smaller hole.

If you can cut perfect holes into your tiles then this is the achievable result.
 
Make sure all of the floor boards are totally secure before doing anything. If you have any plumbing knowledge, drain down your heating system when you are ready to fix drilled tiles, remove valve, slip tile over pipe and fix, refit valve and rad, and refill system. Jobs a good un......... Don't forget to add inhibitor once everything is working ok.
 
Anyone can drain and refill a domestic system. (Corgi/Gas safe only applies to gas).

Drain down is safer than a freezer kit, they only have a 20/30 min time limit and don't half put you under pressure
 
If your using a freeze kit, just stick a service valve straight on the pipe so when it thaws out you still have all day to play with, make sure its in the off position though
