Like I said, cutting down the stair runs if poss. The Sigma ticks a few boxes, but I don't want to be sheeting up half the floor if it's throwing lots of water about

They don't throw water about really but it will run off the edges of large tiles and especially if mitering.
One big advantage is you can pretty accurately rip down 1600 planks easily even though the carriage will stop before halfway, you just keep sliding along.
For what you're describing I would suggest it's perfect.
I do a lot of similar properties where I have room to work and to a degree, make a bit of mess.
I just tend to use my grinder and large sigma rail cutters for 95% of everything and just occasionally a wet saw. But that's just the pattern I've got into I suppose.

Plus, if you decide it's not really for you, the resale value is brilliant and you'll sell it easily.

That's a great answer, but interestingly throws up another thing I was looking at, maybe getting a good rail saw instead, but there seems to be limitations on that. Dust/water being one and I'm not convinced about the mitring results

All wet saws create spray - some more than others and wet rail saws are probably the messiest of them all but they have advantages too.

I use to find with my bridge saw that if I put a board behind it that used to stop the water getting flung of the cutting disc into the distance however obviously used to get water run of the tile but that would happen with any wet saw

I use a little bricollina wet saw with a porcelain diamond blade. Lovely little machine ..quiet and hardly any spray

A drip tray from protilers and a few dust sheets will take care of the water for the 10m but if you do a lot of that type of work in properties like that then a large sheet of heavy gauge dpc (4x3m) etc and cardboard packaging sorts the water run off.
My 10m’s have never let me down and can cope with constant use. Great machine imo.

Catchment was a 1200mm plastic plant growing tub that i got online. Still used to this day

Not sure if mentioned yet,, you can buy a wendy house tent they sell them online.
You put saw inside and the spray is contained inside the tent
