Cheers Dave, what would be the best thing to use? I have some hg cleaner but would I need something more specialised?


LTP grout stain remover is good for limestone deposits and also Aqua-mix phospheric acid substitute.

But please as always follow the directions on the bottle and test in a small less seen area first.


Could it be the tanning in the ply bleeding through the stone if it got wet.


I thought that as well andrew.. but i would have thought it would be tanked... because i would..
 
if you can check with the lady about the bathmat and good quality poultice (like litofin) should do the trick.:smilewinkgrin:
 
depends on how floor was prepared but if it was tanked first then rendered to form falls then tiled it could be efflorescence bleeding up out of the render 😳
the red stains are def something staining from on top
 
Is the customer being up-front with you?
Look at the position of the stain (just outside the shower and by the towel rail – i.e. where you would stand to dry off)
Look at the very defined edge (this is not a soft edge mat that would move)
I think this looks like one of those wooden slatted panels was there, you see them in shower areas that have slippy floors, you also see them in saunas.
If it was that then the owner would have stood on it to dry out, the damp would run onto the slats, the underneath of the slats would not dry out (people don’t lift them to dry the floor – they are sometimes suckered down)
The stains would not have been noticed for some time and would have allowed themselves to get established.
The staining could come from wood stain.
This is my synopsis Dr Watson.
 
I'm guessing the trav didn't get sealed with an impregnating sealer either.If the staining is through into the body of the tile, it's my guess that it will take some shifting, altho' restoration isn't my forte😳
 
It is restorable although if you are going to try and do it yourself for the lady make ABSOLUTELY SURE that any product you use has no acid in it whatsoever or you will end up with a bigger problem through acid etching

Its hard to comment without knowing what is actually underneath. But from the photos it looks as if the pink is coming up through the tile through some form of dye probably in the under floor heating mat. Try sanding a small area where the pink is bleeding through if that that works which i doubt it will. Then the client has the unfortunate problem of ripping the whole floor up and replacing the entire under floor heating and re installing and using the correct adhesive and correct sealer.good luck
